Arrival/Departure
Check-in time is from 2pm. Guests who arrive earlier may store their luggage until the designated room is ready. Check-out time is prior to 10am – later departure times can be arranged but are subject to availability. Day-use charges or an additional night’s fee may apply.
Cancellations
Our standard and flexible cancellation policy requires reservation cancellations or changes to be advised to us by 2pm AEST, one day prior to arrival for all bookings made through this site. Any cancellations thereafter will incur a charge of the first nights’ accommodation cost.
Our non-refundable reservations cannot be cancelled or modified once the booking is made. Any cancellations will incur full charge of the accommodation cost.
Some prepaid rates, discounted rates, high demand and special event periods may incur an alternative cancellation policy. The cancellation policy will be communicated during the reservation process and is also supplied in the confirmation email.
No show policy
Failure to arrive on the date specified will result in the cancellation of your booking and may incur a charge equal to the first nights’ accommodation cost.
Credit card authorisation
28 Hotel pre-authorises all credit cards on check-in to check for validity and sufficiency of funds. Pre-authorised cards are held as security for your reservation and may be utilised by the hotel for any applicable charges, including cancellation and no show fees. In addition to the cost of the room, a $100AUD security deposit is required upon check-in this is set aside by the credit card company and may affect the available fund’s balance or spending limit. In the instance where a valid credit card cannot be provided, we will require the deposit can be supplied in cash for $500AUD per night.
Cashless
28 Hotel will allow card payments to ensure the safety of our guests and staff as recommended by The Australian Government Department of Health. No more grubby notes just tap and go.
Incidentals policy
A valid credit card must be presented upon check-in and will be authorised to cover additional room and tax, plus $100 a night for incidentals.
Credit card surcharge
A surcharge of 1.4% applies when making any payments with Visa and Mastercard, 1.85% for American Express and 1.0% for Alipay & Weechat Pay.
Minimum length of stay
A minimum length of stay may apply during high demand or special event periods, as determined by 28 Hotel. If you reserve a room over such dates (as per the reservation terms and conditions) you agree to stay for the required minimum nights. Any changes or cancellations (within the cancellation period) are subject to a penalty and may result in the forfeiting of any pre-payments.
Pets
28 Hotel has a no pet policy.
Photo identification
Valid photo identification (ID) matching the name of the main guest within the reservation must be presented at time of check-in. This is required in order to verify your identity for hotel security purposes and to protect the credit cardholder. A valid Australian driver’s license, Australian issued proof of age card or an international passport are all acceptable forms of photo identification. This ID may be copied and securely stored as record that we have verified who you are and your authority to use your credit card as a combat to increasing credit card fraud. As per our privacy policy, any personal information contained on the collected identification will not be on-sold; will be securely stored and carefully disposed of at the end of its usefulness.
Rates
The rates quoted are based on your period of stay. Rates are subject to change as a result of changes in your arrival and/or your departure dates. Rates quoted are in Australian Dollars (AUD) and are inclusive of 10% goods and services tax (GST).
Smoking policy
28 Hotel is 100% smoke free. Failure to comply may result in a penalty charge of $1,800.00
New Year’s Eve
When staying over New Years period, full prepayment is required the time the booking is made to secure the reservation, all deposits are non-refundable.
Advanced purchases and pre-paid rates
Advance purchases and prepaid rates are charged at the time the booking is made. Advance purchase and pre-paid rate bookings are non-refundable and cannot be cancelled. There will be no refunds available for advance purchase and pre-paid bookings for guests who elect to cancel their booking. Changes and modifications by guests are also not permitted in the case of advance purchase and pre-paid rate bookings.
Additional person charges
Maximum occupancy is defined by the room type. Nightly fees may be applicable when an additional person occupies the room, if permitted with the room type.
Infants & children are complimentary if utilising existing bedding. Guests are considered infants from 0 to 1 years old. Children age range is 2 to 12 years old. A baby cot is complimentary. A rollaway bed is $40 per night.
Party Policy
28 Hotel has a no party policy. Failure will result in penalty charges and or eviction at the discretion of Management.
Damages
Every registered guest is personally liable for all charges and remain liable for all damages of the room or property therein, or any discrepancies during their stay, due to actions of themselves or their guests. In the event of foregoing, the registered guests gives 28 Hotel the authority to charge the registered guests credit card for any losses incurred by 28 Hotel.
Right To Refuse Entry
28 Hotel reserves the right to refuse entry to hotel guests who have caused damage or disruption to the Hotel and its guests and have been evicted from other accommodation providers for any reasons including criminal behaviour.
Eviction
28 Hotel reserves the right to evict the guest and or visitors should the following (but not limited to) occur:
- Caused damage to 28 Hotel property
- Any incident for which the police need to be called onto the Hotel
- Any behaviour posing a safety threat (Including Physical and Verbal abuse and or assault) to Hotel staff and guests
- Overcrowding – when the numbers of persons in the room exceeds the maximum occupancy for the room type reserved
- Ignoring advice to reduce excessive noise (music and or other noise)
- Intoxication and unsavoury behaviour
- Smoking within the room ( a cleaning fee and loss of potential revenue for the night(s) will also apply)
Guests who are evicted from the hotel will be blacklisted and we may choose to notify the police. In the event of eviction, all monies owed or held will be forfeited.
